CONDO INSURANCE - You may insure the inside of the unit with a separate
policy. The condominium complex should have its own master insurance policy
covering the outside of the property.
The Association Documents
detail items such as rental policy, maintenance fees, pet restrictions, association fees, parking space, use of boat slips, community boat ramps, pool etc.
We will review the documents with you in advance and see that all questions are
answered.
THE ASKING PRICES are only the starting point. Compare every condo unit to others in the complex for size, view and other similarities. Compare similar condos in nearby complexes.
Study comparable sales in the area and other pertinent information about the property you are considering.

market were 50 days before a contract.

sellers. Once you are ready to move forward with your home purchase, it’s time
to go back to your lenders and request Loan Estimates. You should have already
explored your loan choices, so you know what kind of loan and what features to
request.
Many condo units can be purchased for your vacation use and rented for income
when you are not using the property. Condo Hotels will require a larger down
payment to secure a loan.
APPRAISALS - The appraisal is a professional opinion as to the value of
the real estate you want to purchase. Appraisers follow strict rules in arriving
at the value of a property. Lenders are not allowed to interfere with the
appraiser’s judgment. The lender is required to send you a copy of the
appraisal.
The asking price on a short sale is not a commitment to sell at that price. A short sale is a property that sells for less than the seller's mortgage balance creating a loss for the seller's lender. Most times asking prices will or will not, reflect a price that the seller's lender is willing to accept. The listing real estate agent decides how to price the property. Some advertise an unrealistic low price on the real estate to attract buyers and to get a contract to submit. The lenders give no advice on the price they'll accept, until after they have a contract submitted. Many times they will when the lenders approval is given, it could contain conditions that the seller can't or won't comply with, such as repaying some of the lenders loss via a contract to repay.
